Five Benefits of FSBO Property Selling

Selling your property as an FSBO could be a tough job, especially so that according to recent reports that almost if not more than 90% of them as said to fail to selling their home. It is unfortunate that FSBO may look like a venture that is doomed to failure, but it isn’t so, because although there is only a 10% success rate it is still 10% sold property by owners who opted for a For Sale By Owner method. For homeowners who would like to sell their property for the first time, FSBO, means For Sale By Owner. What is an FSBO method of real estate selling? What it means basically is that as the homeowner you will be doing all the work to sell your home, you would not hire a realtor to sell your property for you.



What does it mean for a homeowner who will sell his property using the FSBO route? and why would you want to sell your property on your own?

  1. No Added Expenses - hiring a realtor means that you have to factor in to your price the percentage, usually 6%, as fee for your realtor. As an FSBO you do not need that since you are doing all the work. You do the marketing up to the selling.
  2. You control your Schedule - With a real estate agent you have to conform to their schedule for open houses. However, as a FSBO property seller you get to choose your schedule and you do not have cram sudden home viewing or open house into your already packed schedule.
  3. You Talk To the Buyer Directly - By talking to the buyer directly you will be able to answer all  the questions that may or may not be able to be answered the realtor. You do not have to wait and see if the offer will be accepted, you will immediately know what questions are lingering in the buyers mind and will be able to address it quickly.
  4. Buyers will Trust You - as the owner of the property buyers will be able to quickly trust you. Who is the better source of information about the property that they are trying to buy but the owner of the property himself? This way buyers will have that confidence that they are paying the right amount and a good price for the property.
  5. Flexible and Realistic Price - since you are the owner of the property you know the actual price of your property and what it’s really worth, as the seller you know how much exactly should you earmark for any discounts or how high you can actually go for the selling price.

One major disadvantage as a FSBO seller though is that you have to do the marketing and selling of your property. If you do not have any experience in this type of marketing then you might have a problem especially so that you have to access and list your property in MLS Listing database which is a useful tool especially if you want to show your property to lots of potential buyers who are searching online. But then again because of technology, this is now possible for FSBO sellers by availing of a Flat Fee MLS Listing service, as a FSBO seller you can acquire this service by paying only a flat fee to have your property listed in the MLS Listing system.

  2. it was really good to go through this article, nice information shared, yes it is good to go on your ow, all the marketing stuff and the best thing is buyer can trust you as you are not a middle man, you are owner of your home so in that sense you are better source of information regarding your home and it can be handy also in a sense that it saves you a percentage % for both the sides Apartment rent in Manhattan
